Surrounded by water and protected by its natural setting, Palmetto Key offers something that cannot simply be added to an ordinary estate: separation from the outside world. The approach is deliberately cinematic. Beyond the private security entrance, a landscaped drive carries visitors through mature tropical vegetation, natural stone, water features and carefully framed views before revealing the main residence.
The architecture does not overwhelm the island. It belongs to it. Water remains constantly present—beyond the gardens, through the architecture, beside the terraces and across the horizon.
The Main Residence
At the heart of Palmetto Key is an approximately 50,000-square-foot ultra-luxury single-family residence, positioned to command the island’s most desirable water views.
The exterior is conceived almost entirely in natural light limestone, selected for its timeless appearance, durability and compatibility with the Florida environment. Rather than relying on severe architectural lines, the residence incorporates softened and rounded exterior transitions, generous glazing, deep openings, terraces and carefully proportioned architectural masses.
The result is monumental without becoming institutional—an estate of substantial scale that still feels residential, warm and connected to its landscape. Large expanses of glass allow daylight, water and tropical greenery to become part of the interior experience. During the evening, the residence transforms again: illuminated interiors, architectural lighting, palms, reflecting water and moonlight create an entirely different composition.

The Water Experience
Water is one of the principal architectural materials of Palmetto Key. Beginning at the residence and extending toward the waterfront is an extraordinary sequence of multi-level cascading pools, reflecting basins and fountains.
The principal pool environment is conceived on a resort scale while remaining entirely private. It incorporates:

The geometry of the pools creates a visual connection between the mansion and the surrounding natural water. From selected viewpoints, the boundary between swimming pool, landscape and open water appears almost to disappear.
Outdoor Entertainment
Palmetto Key is designed for both large-scale entertaining and absolute privacy. The outdoor areas provide separate environments rather than a single oversized terrace. Guests may move naturally between the swimming pools, wet bar, fireplace lounge, landscaped gardens, waterfront terraces and entertainment pavilion.
A separate glass-and-stone activity pavilion creates an informal recreational environment removed from the principal living areas. Designed for use by adults as well as younger family members and guests, it can accommodate interactive entertainment, games, technology-based experiences, informal gatherings and changing recreational programs. It is intentionally architecturally lighter and more transparent than the main residence.
Private Waterfront & Yacht Access
A private estate of this character deserves a proper arrival from the water. Palmetto Key incorporates a dedicated waterfront docking environment capable of accommodating a substantial luxury motor yacht.
The conceptual imagery features a contemporary approximately 50-meter-class aluminum super yacht, selected to demonstrate the scale and character of the waterfront infrastructure. The dock becomes part of the architecture of the estate rather than a utilitarian addition.
Owners and guests can arrive by water, step directly onto the private grounds and move from yacht to residence through landscaped waterfront terraces. Tender operations, recreational boats and water activities can be integrated into the broader marine program.
Private Aviation
A discreetly positioned private helicopter landing area is integrated into an open portion of the estate away from the primary entertaining areas. Its location preserves the beauty and tranquility of the main residence while providing immediate air access when required.
The conceptual plan accommodates a twin-engine executive helicopter in the general class of a Sikorsky executive aircraft, with the landing area surrounded by appropriate open landscape and discreet nighttime lighting. For an owner whose schedule operates globally, the objective is simple: land, arrive home and remain entirely within the privacy of Palmetto Key.
Staff Residences
An estate of this scale requires considerable operational infrastructure, but that infrastructure should never compromise the principal residence. Two separate two-story staff residence buildings are incorporated into the master plan.
They use the same family of limestone materials and architectural language as the main house while employing deliberately simpler massing. They are intended to accommodate estate personnel while remaining visually subordinate to the main residence. Operational circulation can therefore occur discreetly and efficiently without disturbing the owner or guests.
Security & Arrival
The Palmetto Key experience begins before reaching the residence. A dedicated security entrance incorporates substantial custom gates, architectural limestone gate structures and a fully integrated guard house/security station.
The entrance architecture is designed as part of the estate—not as an afterthought. The gate composition may incorporate metalwork in black and bronze/gold tones, limestone walls, controlled vehicle access, security personnel, sophisticated electronic access systems and landscape screening.
Beyond the gates, a formal drive leads toward a sequence of landscaped water features before arriving at the mansion. It provides both ceremony and security.
The Grand Arrival
The final approach to the residence is designed around a formal water axis. Long reflecting pools and fountains are surrounded by sculpted greenery and tropical planting, creating a dramatic architectural perspective toward the main entrance.
The principal entry elevation rises beyond the water composition and terminates in an expansive glazed entrance. The concept is deliberately theatrical—but controlled.
The visitor should understand immediately that this is not another Florida mansion. They have entered Palmetto Key.
Art in the Landscape
Large-scale sculpture is integrated into the grounds as part of the overall architectural composition. Monumental abstract works in bronze and polished metal occupy carefully selected locations among the gardens, water and architecture.
Rather than treating art as decoration, the sculptures become landmarks throughout the estate. Their appearance changes constantly according to sunlight, water reflection, landscape and nighttime illumination.
Landscape Architecture
The landscape philosophy combines the character of a mature tropical island with the precision expected of a world-class private estate. The design incorporates dense palms, sculpted tropical vegetation, specimen trees, manicured lawns, flowering plants, natural stone formations and carefully controlled waterfront planting.
Natural stone outcroppings soften the transition between the manicured estate and the surrounding water. Reflecting pools, fountains and secondary waterways are woven into the grounds.
Landscape lighting is intentionally restrained. At night, selected palms, architectural vegetation, sculptures, pathways, shoreline stone and water features are illuminated while large areas remain naturally dark beneath the moonlight. The intention is not to illuminate every acre. It is to reveal the island selectively.
Day & Night
At 10:30 in the morning, Palmetto Key is bright, open and unmistakably Florida. Sunlight reflects across limestone walls and moving water. Tropical vegetation produces deep natural greens. Seabirds cross the sky. Water becomes an almost continuous element surrounding the architecture.
At night, the personality changes completely. The limestone architecture glows softly from within. The pools become illuminated planes of blue. Landscape lighting traces the water’s edge. Sculptures emerge from the gardens. The helicopter landing area becomes subtly visible. The yacht rests against reflected light from the residence. And above everything, moonlight reaches across the surrounding water.
The island becomes its own illuminated horizon.
